Remodeling in Somerville, MA

Somerville is about twenty to twenty-five minutes from our Wakefield base, more at rush hour. It's a city of stacked housing: triple-deckers and two-families on tight streets, with many units sold as condos. Remodeling here means working in someone's floor of a shared building, so planning how the crew, materials and debris get in and out matters as much as the finish work.

Our Somerville work is kitchen and bathroom remodeling, interior and exterior painting, and plaster and drywall repair, including stairways and halls shared by several owners. In a Somerville unit, that usually means a kitchen or bath rebuilt inside the existing footprint, walls that need real repair before paint, and a schedule that respects the neighbors upstairs and down. You get a written price and timeline before we start.

A prewar city of triple-deckers

Somerville is the most densely populated municipality in New England, and its housing is old. Figures from the city's Housing Needs Assessment put about 59 percent of occupied homes before 1940. The triple-decker is so central here that in 2023 the city made three-family buildings allowed by right again in its Neighborhood Residential district, and permit data since then shows new three-family and conversion applications.

For an owner, that means old plaster, floors that have moved over a century, narrow stairways and plumbing stacked through every unit. Kitchens and baths usually stay where they are, because moving a drain in a stacked building affects the units below. Hauling materials up three flights and keeping the common stairway protected are part of the plan, and part of the price.

Permits in Somerville

Building permits in Somerville are issued by the Building Division of the city's Inspectional Services Department. Plumbing, gas and electrical permits are pulled by the licensed trades doing that work, as state law requires. If you own a condo, your association may need to approve the work before it starts. We explain at the estimate what your project needs from the city and from your building.

Reviews From Our Satisfied Clients

Marcio scheduled a visit to my home and we went through the renovation I was looking to have done in our master bathroom. After providing us the final estimate we scheduled demo and his team arrived promptly to start their work. They did a good job covering the bedroom items to avoid dust which helped quite a bit. During construction Marcio kept me informed the entire time and we made a couple minor changes to the scope of work without any issues… Overall, Marcio was a great contractor to work with at a good price.

Marcio was WONDERFUL! He guided us through the process of choosing the best paint option for our fence. There was open communication throughout the process and flexibility in scheduling. Our end result is just as we were hoping for, a power washed and beautifully painted black fence… We will be reaching out to Marcio for all future house projects!

Excellent work installing my kitchen backsplash. Good attention to detail. They covered my floors for protection and thoroughly cleaned up when done. I will also have him do my 1/2 bath as well.

The drywall work they did in our living room was flawless. The walls are smooth, and they even helped us with some minor repairs we hadn’t noticed before. Great service and very affordable.

Questions from Somerville homeowners

Yes. Somerville is about twenty to twenty-five minutes from our Wakefield base, longer in traffic, and we work around the city, from Davis, Teele and Ball Squares to Union Square, Winter Hill and East Somerville. Call (781) 866-1835 or send the appointment form for a free estimate with a written price.

Two kinds. The city's Inspectional Services Department issues building permits for work that needs them, and licensed trades pull plumbing and electrical permits. Your condo association may have its own approval process, insurance requirements and rules about work hours and shared areas. Check your documents before we schedule, and we'll provide the certificate of insurance they usually ask for.

By hand, up the stairs, and we plan for it. Cabinets and vanities get measured against the stairway turns at the estimate, the common stairway gets protected, and debris goes down the same way at the end of each day. That labor is in the written price, so you won't see it later as an extra.

Usually not in a stacked building. The kitchen sits where it does because drains and vents run down through the units below, and relocating them is expensive and can involve your neighbors' ceilings. A new layout inside the same area, with better storage and lighting, gets most of the benefit for a lot less money.
