An exterior paint job lasts as long as the prep under it
A house exterior fails at the edges first. Window sills, the bottoms of corner boards, the drip edge of trim, anywhere water sits. Painting over that without scraping, fixing and priming buys you a year or two before it peels again, and then the next job costs more.
On the split-level in these photos we repainted the siding and trim in white, painted the foundation band blue, and coated the porch floor and walkway, so the whole outside of the house reads as one finished job instead of new paint next to tired concrete.
We paint exteriors in Wakefield, Melrose, Reading, Stoneham, Woburn and the surrounding towns. Many of these houses are older than 1978, so lead-safe prep is part of the conversation at the estimate, not something that comes up halfway through the job. You'll also get a written price and a rough schedule, with the understanding that rain days push the dates.
What an exterior repaint covers
Wash and scrape
Dirt and mildew washed off, loose and peeling paint scraped back to a sound edge, and rough edges feathered so they don't telegraph through.
Repairs before paint
Failed caulk cut out and replaced, small areas of soft wood dealt with, and bare wood primed the same day it's exposed where possible.
Siding and trim
Clapboard, shingles or trim brushed and rolled, with trim usually in a separate color or sheen.
Foundations
Foundation bands painted with a coating made for masonry, so the bottom of the house looks as finished as the top.
Doors, steps and railings
Entry doors, porch steps and railings, in finishes that handle hands and feet.
Repaint, spot-fix or leave it another year
Not every house needs a full repaint. If the paint is sound but chalky or faded, a wash and one or two finish coats may be enough. If peeling is limited to the sunny or wet sides, painting just those elevations and touching up the rest is a fair way to spread the cost out. If paint is lifting down to bare wood all over, that is a full scrape and prime job, and it's the one that costs the most to put off.
Soft wood matters. Press a screwdriver into the bottom of window sills, corner boards and door trim. If it sinks in, that wood is rotting and paint will not save it. Small spots can be cut out and patched with epoxy filler. Larger sections should be replaced with new trim before paint, and we'll point those out at the estimate so you're deciding with the full picture, not finding out mid-job.
Weather drives the schedule. Paint manufacturers set a minimum temperature for the air and the surface, often somewhere between 35 and 50 degrees depending on the product, and the siding has to be dry. In Massachusetts that usually means late spring to early fall, with mornings that start after the dew burns off. A dry week in May often beats a humid stretch in August. We book your house around the forecast as well as the calendar.

Older houses and lead paint
If your house was built before 1978, the layers under today's paint may include lead. Scraping and sanding those surfaces can spread paint chips and dust into the soil around the house, where kids and pets play.
Federal and Massachusetts rules require lead-safe work practices for this kind of work, including containment on the ground and careful cleanup. Ask us at the estimate exactly how your exterior will be prepped and cleaned up.

Exterior House Painting: Frequently Asked Questions
Often, yes. Aluminum siding takes paint well once the chalky surface is washed off and primed if needed. Vinyl can be painted with paints formulated for it, but going much darker than the original color can make it absorb heat and warp. Many manufacturers offer vinyl-safe color lists, and we'll help you stay within them.
It depends on prep, exposure and the product. The south and west sides and anything near the ground wear fastest. A repaint over properly scraped, primed and caulked surfaces lasts far longer than paint rolled over peeling layers. Keeping gutters clear and shrubs trimmed off the siding helps any paint job go further.
We clean the siding before painting, because paint won't bond to dirt or mildew. On older wood clapboard we use gentle washing, since high pressure can force water into the wood and behind the siding, and the wood then has to dry out before it can be painted.
Usually. Siding is often painted in flat or low-sheen paint, which hides the uneven surface of old clapboard. Trim and doors are typically satin or semi-gloss, which sheds water and dirt better and gives the house crisp lines. Doors get handled every day, so a harder finish there pays off.
Yes. A painted foundation band makes the whole house look finished, as on the split-level in our photos. The concrete or block is cleaned, loose material and old failing coating removed, and a coating made for masonry applied. If water is coming through the foundation, that needs to be solved first or the paint will blister.

Did an excellent job on my old walls before painting, the room looks great… Very nice person to work with, and I will call him again for work.
The drywall work they did in our living room was flawless. The walls are smooth, and they even helped us with some minor repairs we hadn’t noticed before. Great service and very affordable.

Marcio scheduled a visit to my home and we went through the renovation I was looking to have done in our master bathroom. After providing us the final estimate we scheduled demo and his team arrived promptly to start their work. They did a good job covering the bedroom items to avoid dust which helped quite a bit. During construction Marcio kept me informed the entire time and we made a couple minor changes to the scope of work without any issues… Overall, Marcio was a great contractor to work with at a good price.
