Cracked tile almost always means a problem underneath

When bathroom floor tile cracks or grout keeps falling out of the joints, the tile is rarely the cause. The floor under it flexes. Old houses in Wakefield, Melrose and Malden often have floor joists and subfloors that were fine for linoleum and too bouncy for tile, especially stone.

So a tile job starts with the floor. We check for soft spots and movement, fix or add subfloor where it's needed, and use an uncoupling membrane or cement board over wood before any tile goes down. On walls, we make sure the surface is flat enough for the tile you've chosen, because large tile shows every hump.

The floors on this page are our work: herringbone-pattern tile, black and white patterned cement-look tile, marble hex and dark plank-style porcelain. Our crew covers the rooms next to the bathroom against dust, and one of our reviewers mentioned exactly that about a master bath remodel. You get the price and schedule in writing before any tile comes up.

What's included

Old flooring removed

Old tile, vinyl or underlayment taken up, and the subfloor checked for rot near the toilet and tub.

Subfloor stiffened and flattened

Soft or uneven areas repaired or reinforced, then the floor flattened so large tile won't rock or show lippage.

Underlayment for tile

An uncoupling membrane or cement backer board over the wood subfloor, set and fastened per the manufacturer.

Layout from the doorway

Lines snapped so the full tiles land where you see them first, and cut pieces end up under the vanity or along the tub.

Set, grouted and sealed

Thinset mixed for the tile type, full coverage, joints grouted, natural stone sealed, and caulk at the tub and walls.

Buyer's Guide

Porcelain, ceramic or natural stone, and which grout

Porcelain is denser and absorbs less water than ceramic, so it's the safest choice for a bathroom floor, and it comes in looks from wood plank to concrete to marble. Ceramic is fine on walls and in light-traffic bathrooms. For floors, choose a tile rated for floor use with a slip-resistant finish, because highly polished tile gets slick when wet.

Natural stone like marble hex looks classic and fits older homes well, but it's softer, it etches from acidic cleaners, and it needs sealing. Stone also needs a stiffer floor than porcelain to avoid cracks, so the floor framing matters more. Plank tile and large-format tile are usually set on a short offset, around a third of the length, because many long tiles have a slight bow that shows on a half offset.

Cement grout is the most common and easiest to work with, and it should be sealed in a bathroom. Urethane and epoxy grouts cost more but resist stains and don't need sealing, which makes them worth considering on a bathroom floor. Colored grout close to the tile color hides dirt better than bright white. If your tile is sound and only the grout is stained, cleaning and regrouting can save the floor.

Thinking about a heated tile floor?

Electric radiant heat mats go under the tile, set in thinset or under an uncoupling membrane, and make a cold bathroom floor comfortable in a Massachusetts winter. The wiring and thermostat connection need a licensed electrician and a dedicated circuit, which we coordinate.

The mat has to be decided before tile starts, so bring it up at the estimate if you're curious about it.

Bathroom Tile: Frequently Asked Questions

Most of the time the subfloor is flexing. Tile and grout can't bend, so a floor that moves underfoot cracks them along the weak line, often between joists or near the toilet. Replacing the tile without stiffening the floor usually leads to the same cracks again. We check the floor's movement before quoting new tile.

In limited cases. If the old tile is fully bonded, flat and the floor under it is stiff, tiling over can work, but it raises the floor height, which affects the toilet flange, the door clearance and the transition to the hall. In most older bathrooms we'd rather remove it and see what's underneath.

There's no single answer. Larger tile means fewer grout lines and can make a small floor look calmer, but it needs a very flat floor and has more waste in a tight room with lots of cuts. Small hex and mosaics follow uneven floors better and give more grip. We'll lay out both on your floor plan before you choose.

Yes. Most marble and many other natural stones are porous and should be sealed after installation and resealed periodically. Sealing slows staining but won't stop etching, which is the dull spots that acidic cleaners leave on marble. Use a pH-neutral cleaner made for stone and the floor will hold up much better.

Generally you stay off newly set tile until the thinset has set, often a day, and then grout goes in and needs its own cure time before heavy use or water. The products used and the temperature change the exact times. We'll tell you when the bathroom is usable again so you can plan around it.

Reviews From Our Satisfied Clients

Marcio scheduled a visit to my home and we went through the renovation I was looking to have done in our master bathroom. After providing us the final estimate we scheduled demo and his team arrived promptly to start their work. They did a good job covering the bedroom items to avoid dust which helped quite a bit. During construction Marcio kept me informed the entire time and we made a couple minor changes to the scope of work without any issues… Overall, Marcio was a great contractor to work with at a good price.
