The order matters more than the patch
A brown ring on the ceiling under a bathroom, a bubble in the paint below a window, a soft spot near the floor behind the dishwasher. The temptation is to paint over it and move on. That rarely works, because the stain bleeds back through and anything still wet behind the drywall keeps getting worse.
The right order is simple: stop the leak, dry everything out, cut away what was damaged, then rebuild and paint. A licensed plumber handles plumbing leaks, and a roof or window leak needs the right trade. Once the source is fixed, we take it from there.
We repair water-damaged drywall and ceilings in homes around Wakefield, Melrose, Malden, Medford and Stoneham. If you're dealing with insurance, we can walk through the damage with you and give you a written estimate for the repair. If we open a ceiling and find more damage than expected, we show you and price the change before doing the extra work.
How a water damage repair goes
Confirm the source is fixed
We don't close up a wall or ceiling until the leak has been repaired, so the new drywall isn't the next thing to get wet.
Check what's wet
Moisture readings on the drywall and framing around the stain, because water travels farther than the stain shows.
Cut out damaged board
Soft, crumbling, sagging or stained-through drywall removed back to sound material, with wet insulation pulled.
Dry before rebuilding
Framing and the cavity left open to dry before new material goes in.
Replace and finish
New board fitted, taped and finished to blend into the surrounding wall or ceiling.
Seal and paint
Stain-blocking primer over any remaining discoloration, then paint to match.
When wet drywall can stay and when it has to go
Not every wet spot means new drywall. If clean water from a supply line soaked a small area and it dried quickly, the board may still be firm, flat and sound. In that case a stain-blocking primer and paint can be all it needs. Press on it. If the drywall is soft, crumbles, has a sagging bulge, or the paper is peeling away from the gypsum, it has lost its strength and needs to be cut out.
Time and water source change the answer. Drywall that stayed wet for more than a day or two can start growing mold behind the paint. Water from a toilet overflow, a sewer backup or flooding should be treated as contaminated, and porous material it touched, like drywall and insulation, is usually removed. Ceilings deserve extra caution: a ceiling holding water can come down suddenly, so stay out from under a bulge and call us.
If you find mold, size matters. EPA guidance suggests that a homeowner or general contractor can handle small areas, but mold covering more than about ten square feet, or mold from contaminated water, is better handled by a remediation company before rebuilding. We'll tell you honestly if what we find behind the wall is more than a drywall repair, rather than sealing it in.

Why paint alone won't cover a water stain
Water carries minerals and tannins up to the surface of the drywall. Regular latex paint lets them bleed right back through, sometimes within days.
A stain-blocking primer, typically shellac-based or oil-based, seals the stain in. Then the finish paint goes on top. It's a small step that saves painting the same ceiling twice.

Water Damage Drywall Repair: Frequently Asked Questions
Possibly not. Push gently on the area. If it's firm and flat, find out whether the leak is truly fixed, then seal the stain with a stain-blocking primer and repaint the ceiling. If it's soft, sagging, cracking or the stain keeps growing, the board needs to come out. A moisture meter tells us whether it's still wet inside.
It depends on how wet the framing got and how the space is ventilated. Small areas can dry within a few days once opened up, and larger soaked areas may need fans or dehumidifiers. We check the framing with a moisture meter rather than guessing, because closing in damp wood invites mold.
That depends entirely on your policy and the cause of the leak, so it's a question for your insurer. Many policies treat sudden leaks differently from slow, long-term ones. What we can do is give you a written estimate for the drywall and paint repair to submit, and show you the damage as we open it up.
No. Plumbing leaks need a licensed plumber, and roof or window leaks need the right trade. We come in once the source has been repaired, open up and dry out the damaged area, and rebuild the drywall and paint. If you aren't sure where the water is coming from, opening the ceiling often helps the plumber find it.
Plaster handles water differently. It doesn't turn soft like drywall, but water can break the bond between plaster and the lath behind it, so it bulges or comes loose. Small areas can be reattached and patched. Large loose sections are usually replaced with drywall and blended in. See our plaster repair page for more.

The drywall work they did in our living room was flawless. The walls are smooth, and they even helped us with some minor repairs we hadn’t noticed before. Great service and very affordable.
Did an excellent job on my old walls before painting, the room looks great… Very nice person to work with, and I will call him again for work.
Marcio scheduled a visit to my home and we went through the renovation I was looking to have done in our master bathroom. After providing us the final estimate we scheduled demo and his team arrived promptly to start their work. They did a good job covering the bedroom items to avoid dust which helped quite a bit. During construction Marcio kept me informed the entire time and we made a couple minor changes to the scope of work without any issues… Overall, Marcio was a great contractor to work with at a good price.
