Horizontal surfaces wear out first

Siding gets rain. A porch floor or deck gets rain, standing snow, salt, shovels and every pair of shoes coming into the house. That is why a coating that looks fine on a wall can peel off a porch in one season. Getting it right means choosing the coating for the surface and the traffic first, and the color second.

On the split-level in these photos we painted the porch floor, coated the walkway and painted the foundation along the side of the house. One of our customers also had us power wash and paint a black fence, which turned a weathered fence back into a clean border for the yard.

We do this work around Wakefield, Melrose, Stoneham, Reading and the nearby towns, usually alongside a house repaint, though a porch or fence on its own is fine too. The estimate is free, and we'll look at the boards and the concrete with you before recommending paint, stain or a repair.

What the work includes

Cleaning

Washing off dirt, mildew and loose coating so the new finish bonds to the surface, not to grime.

Scraping and sanding

Peeling paint scraped back, raised grain and rough spots sanded down on wood decks and fences.

Fixing what's loose

Popped nails and loose boards secured before coating. Rotted boards are flagged so you can decide on replacement.

Porch floors and steps

Wood porch floors in porch and floor enamel, concrete porches and walks in a coating made for masonry.

Decks and fences

Stain or paint chosen for the wood, the age of the boards and how much upkeep you want.

Buyer's Guide

Paint or stain, and when to replace boards instead

For a cedar or pressure-treated fence, stain is usually the better choice. A semi-transparent or solid stain soaks into the wood and wears away gradually, so recoating is a cleaning and a fresh coat. Paint forms a film on top, and when moisture gets behind it, it peels and has to be scraped. Once a fence has been painted, going back to stain means stripping it, so think about that before choosing paint for the look.

Deck floors are the hardest surface to keep coated. Solid stains and deck paints look great for a while, then wear and peel in the walking paths. Semi-transparent stain fades instead of peeling and is easier to maintain. New pressure-treated lumber is often too wet to coat right away. A simple test: sprinkle water on the boards. If it beads up, wait. If it soaks in, the wood is ready.

Check the boards before paying to coat them. Push a screwdriver into a few deck boards and the tops of the joists, especially near the house and where boards stay damp. Soft or split boards should be replaced, and paint will not hold them together. If the railings or framing feel loose, that is a structural question to answer before anyone talks about color. We build decks too, so we'll tell you honestly whether a coat or a repair makes more sense.

Older porches and lead paint

Porch floors, railings and steps on older homes often carry many layers of old paint. In houses built before 1978, those layers may include lead, and scraping them can scatter chips into the yard.

That prep should follow lead-safe practices, with ground covering and careful cleanup. Ask us at the estimate how your porch will be handled.

Deck, Porch & Fence Painting: Frequently Asked Questions

Stain, in most cases. Cedar holds stain well and it weathers gradually instead of peeling. Solid stain gives an even color close to paint but stays more breathable. Paint can look sharp on a fence, as on the black fence we power washed and painted for a customer, but it commits you to scraping and repainting as it ages.

Not until the wood has dried enough to absorb a coating, which can take weeks or longer depending on the lumber and the weather. Check the stain manufacturer's guidance and try the water test: if drops bead on the surface, it isn't ready. Coating wet lumber traps moisture and the finish fails early.

A porch and floor enamel made for foot traffic, over clean, sanded wood with bare spots primed. Wall or trim paint is too soft for floors. Some homeowners add a fine anti-slip additive for steps that get wet. Expect porch floors to need touch-ups in the walking paths more often than any other painted surface.

Yes, with a coating made for concrete. The surface is cleaned, any old loose coating is removed, and the coating is applied when the concrete is dry. New concrete needs time to cure first. Concrete that stays damp from below may push coatings off, so in that case a penetrating sealer can be the better choice.

It depends on sun, shade and traffic. Horizontal deck boards in full sun wear fastest, often needing attention every couple of years, while railings and vertical boards last longer. When water stops beading on the surface and the color is fading in the walking paths, it's time to clean and recoat before bare wood starts weathering.

Marcio scheduled a visit to my home and we went through the renovation I was looking to have done in our master bathroom. After providing us the final estimate we scheduled demo and his team arrived promptly to start their work. They did a good job covering the bedroom items to avoid dust which helped quite a bit. During construction Marcio kept me informed the entire time and we made a couple minor changes to the scope of work without any issues… Overall, Marcio was a great contractor to work with at a good price.
