Remodeling in Melrose, MA

Melrose is just south of Wakefield, about ten to fifteen minutes from our base depending on which side of the city you're on. From the Highlands to Wyoming, Cedar Park and the East Side, the city's housing is mostly older, and older houses reward a contractor who slows down at the prep stage. That's where most of the quality in a paint job or a wall repair actually comes from.

We remodel kitchens and bathrooms, paint interiors and exteriors, and repair or replace plaster and drywall. In a Melrose house that often means respecting what's worth keeping, like original trim or a solid staircase, while fixing what has failed. You get a written price and schedule before we start, and we tell you honestly when a repair makes more sense than a replacement.

Mostly built before the war, and it shows in the walls

According to the data in Melrose's Housing Production Plan, most of the city's housing was built before World War II, and about another quarter went up between 1940 and 1969. The plan also notes that multifamily housing is concentrated near the train stations, while single-family homes are spread across the city. Melrose has three commuter rail stops: Melrose Highlands, Cedar Park and Wyoming Hill.

Houses of that age usually have plaster on lath, wood trim with many coats of paint, and some settling. Cracked plaster can often be reattached and skim-coated instead of torn out, which keeps the dust down and saves the trim. Where it's too far gone, we replace it with drywall finished smooth to match. Paint that predates 1978 may contain lead, so we plan lead-safe prep before sanding or demolition starts.

Permits in Melrose

In Melrose, building permits are issued by the city's Inspectional Services office, and all applications go through the online permitting portal. The city's guide says a contractor's application must include their Home Improvement Contractor registration and Construction Supervisor License. Plumbing, gas and electrical permits are granted only to licensed trades, who pull them for their part of the job. We explain exactly what your project needs at the estimate.

Reviews From Our Satisfied Clients

Marcio scheduled a visit to my home and we went through the renovation I was looking to have done in our master bathroom. After providing us the final estimate we scheduled demo and his team arrived promptly to start their work. They did a good job covering the bedroom items to avoid dust which helped quite a bit. During construction Marcio kept me informed the entire time and we made a couple minor changes to the scope of work without any issues… Overall, Marcio was a great contractor to work with at a good price.

Marcio was WONDERFUL! He guided us through the process of choosing the best paint option for our fence. There was open communication throughout the process and flexibility in scheduling. Our end result is just as we were hoping for, a power washed and beautifully painted black fence… We will be reaching out to Marcio for all future house projects!

Excellent work installing my kitchen backsplash. Good attention to detail. They covered my floors for protection and thoroughly cleaned up when done. I will also have him do my 1/2 bath as well.

The drywall work they did in our living room was flawless. The walls are smooth, and they even helped us with some minor repairs we hadn’t noticed before. Great service and very affordable.

Questions from Melrose homeowners

Yes. Melrose is next door to Wakefield, about ten to fifteen minutes from our base, and we work across the city, from the Highlands to Wyoming, Cedar Park and the East Side. Call (781) 866-1835 or send the appointment form to set up a free in-home estimate with a written price.

No. The city's permitting guide lists painting, wallpapering, floor sanding and carpeting among the exceptions that don't need a building permit. Kitchen and bathroom remodels that alter the space or touch plumbing, gas or electrical are different and do need permits. If your project is mixed, we'll tell you which parts need paperwork at the estimate.

Not always. If the plaster is still holding to the lath, cracks can be secured and skim-coated, which is less dusty and protects the trim. If it's loose, sagging or crumbling, replacing that section with drywall is the better choice. We check by hand at the estimate and price whichever approach the wall actually needs.

For most interior remodels, no. The city's guide says that depending on where a property sits relative to the Melrose Historical District, or how close it is to wetlands, a permit may need review by the Historical Commission or the Conservation Commission. If your house might fall into one of those areas, we'll flag it early so it doesn't delay the start.
