Remodeling in Malden, MA

Malden is about fifteen minutes south of our Wakefield base, and a lot of the homes there are older two-families. Many of our calls from towns like this come from owners who live in one unit and rent the other, and who need work done in a way that respects both households. That means clear start and end dates, notice for the tenant and a crew that cleans up properly.

We remodel kitchens and bathrooms, paint interiors and exteriors, and repair or replace drywall and plaster. In a two-family, that can mean refreshing a unit between tenants, updating the owner's kitchen, or painting a shared stairway and exterior. You get a written price and schedule for each piece, so you can decide what to do now and what can wait.

Old housing that hasn't changed hands in decades

A Metropolitan Area Planning Council memo prepared for Malden's Housing Production Plan found that at least half of the city's housing units were built before 1940, and that assessor and permit data show a higher share of units in two-unit buildings than census figures suggest.

That matches what an older, long-held two-family usually needs: a kitchen or bath original to an earlier owner, walls with decades of patches, windows and trim under many coats of paint. Lead-safe practices matter here because so much of the paint predates 1978. If you're doing a rental unit, simple, durable finishes usually beat expensive ones. Tenants care that it's clean and works.

Permits in Malden

Building permits in Malden are handled by the city's Inspectional Services department through its online permitting system, which also covers certificates of occupancy and inspection. The city notes that only licensed electricians and plumbing contractors can apply for electrical and plumbing or gas permits, so those come from the trades doing that work. We tell you which permits your project needs when we give you the estimate.

Reviews From Our Satisfied Clients

Marcio scheduled a visit to my home and we went through the renovation I was looking to have done in our master bathroom. After providing us the final estimate we scheduled demo and his team arrived promptly to start their work. They did a good job covering the bedroom items to avoid dust which helped quite a bit. During construction Marcio kept me informed the entire time and we made a couple minor changes to the scope of work without any issues… Overall, Marcio was a great contractor to work with at a good price.

Marcio was WONDERFUL! He guided us through the process of choosing the best paint option for our fence. There was open communication throughout the process and flexibility in scheduling. Our end result is just as we were hoping for, a power washed and beautifully painted black fence… We will be reaching out to Marcio for all future house projects!

Excellent work installing my kitchen backsplash. Good attention to detail. They covered my floors for protection and thoroughly cleaned up when done. I will also have him do my 1/2 bath as well.

The drywall work they did in our living room was flawless. The walls are smooth, and they even helped us with some minor repairs we hadn’t noticed before. Great service and very affordable.

Questions from Malden homeowners

Yes. Malden is about fifteen minutes from our Wakefield base, and we work across the city, from Maplewood and Linden to Edgeworth, Faulkner and Forestdale. Call (781) 866-1835 or use the appointment form and we'll come out, look at the job and give you a written price and schedule.

Yes, and it's often the right time to do it. An empty unit lets us work faster with no one to work around. Tell us your move-out and move-in dates at the estimate and we'll say honestly whether the scope fits that window. If it doesn't, we'll suggest what to do now and what to leave for later.

A licensed plumber. Malden's online system only lets licensed electricians and plumbing contractors apply for electrical and plumbing or gas permits, and that matches Massachusetts law. MR handles the carpentry, tile, drywall and finishes, and the licensed trades handle and permit their own work. We line up the order so nobody is waiting on anyone.

Start with what's failing, not what's dated. A leaking shower or soft subfloor comes before new cabinets. Then do the rooms you use most, usually the kitchen or main bathroom. We'll walk the house with you at the estimate and give you a written price for each project, so you can plan the work in stages that fit your budget.
